It was the primary goal of the developer and the architect to attempt to design and build a project that would be appropriate to the original character of the town. Development of the 50 foot wide by 270 foot deep gulf front site was complicated by a 15 foot offset at mid site. Allowable density of fifteen units per acre limited the site to a total of nine units. The desire to maintain large trees on the east edge of the site reduced the development to only eight units and a height restriction of thirty-five feet above flood plane limited the design to three floors over parking.
The project is divided into a six-unit west wing and a two-unit east wing that are linked by a common exterior balcony walkway and stair system. The offset in the site was initially perceived to be a major design obstacle but ultimately became a huge asset that afforded the opportunity to provide gulf views to each of the two units within the east wing. A vocabulary of residential materials was utilized throughout the project.
